Terms of Service
Acceptance of Terms
These Terms of Service govern your use of HomeTaxCalc.com and its calculators, guides, and related content (the 'site'). By accessing or using the site you agree to these terms. If you do not agree, do not use the site. We may update these terms from time to time; continued use after an update constitutes acceptance of the revised terms, which take effect on the date shown at the top of this page.
These terms are a contract between you and the site operator. They do not alter any separate agreement you may have with a linked sibling calculator site, each of which has its own terms. Where this policy and a more specific notice on a tool conflict, the tool's notice governs that tool.
The Calculators Provide Estimates Only
Every output from our calculators is an estimate based on the inputs you provide and on default rates we publish. An estimate is not a tax bill, a assessment, or professional advice. The actual amount you owe is set by your county assessor and tax collector using finalized local figures, applied exemptions, and credits at settlement.
Rates, exemptions, and assessment rules change and differ by jurisdiction. We disclaim any guarantee that an estimate matches your real liability. You are responsible for confirming any number with the appropriate government office and, for matters involving deductibility or significant sums, a qualified tax or legal professional before acting.
Not Professional Advice
Nothing on the site constitutes tax, legal, financial, or real estate advice. We are an independent calculator publisher, not a government agency, and no communication with us creates an attorney-client, CPA, or fiduciary relationship. The guides and blog articles are educational and may simplify complex rules; they are not a substitute for personalized counsel.
Reliance on the site is at your own risk. If you need a determination for a filing, a purchase, or a dispute, consult the relevant professional and the controlling statute or assessor manual for your location.
Intellectual Property
All original content on the site — text, calculator logic, designs, and composites — is owned by the site operator or its licensors and is protected by copyright and other laws. You may view and print pages for personal, non-commercial use, such as estimating your own tax or sharing a guide with a friend, provided you keep our attribution and do not modify the content.
You may not scrape, republish, resell, or systematically copy the site, nor represent our content as your own. Calculators may not be framed, mirrored, or embedded in another commercial product without written permission. We welcome fair-use quotation with credit and a link back to the source.
User Submissions
If you send us feedback, corrections, or suggestions, you grant us a perpetual, royalty-free right to use that input to improve the site (for example, to correct a stale rate) without obligation to you. We will not publish your personal contact details. You remain responsible for ensuring your submission does not infringe anyone else's rights.
We may, but are not obligated to, act on submissions. A reported error we do not immediately fix is not an admission of any liability; we prioritize corrections by verifiability and impact.
Third-Party Links and Advertising
The site links to government sources, sibling calculator tools, and advertisers. Those sites and services have their own terms and privacy practices; we are not responsible for their content, accuracy, or conduct. A link or ad is a reference, not an endorsement, and you engage with third parties at your own risk.
Advertising is served by Google AdSense and may be personalized. Ad interactions are governed by Google's terms and policies. We do not control the ads shown and are not liable for any transaction or relationship you form with an advertiser.
Disclaimers of Warranty
The site is provided 'as is' and 'as available' without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, accuracy, or non-infringement. We do not warrant that the site will be uninterrupted, error-free, or free of harmful components, or that estimates will be correct for your situation.
We strive for accuracy and correct verified errors, but the underlying data comes from public sources we do not control. To the fullest extent permitted by law, we disclaim liability for any inaccuracy in rates, exemptions, or estimates presented on the site.
Limitation of Liability
To the maximum extent allowed by law, the site operator and its contributors are not liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of money, time, or opportunity, arising from your use of or inability to use the site, even if advised of the possibility. This includes decisions made relying on an estimate, such as a purchase, an appeal, or a filing.
Some jurisdictions do not allow certain limitations, so parts of this section may not apply to you. In any case, our aggregate liability for any claim relating to the site is limited to the amount you paid to use it, which is zero, since the site is free.
Modifications and Availability
We may modify, suspend, or discontinue the site or any tool at any time, with or without notice, including to update rates, fix errors, or respond to legal changes. We are not liable for any unavailability. Your sole remedy for dissatisfaction is to stop using the site.
Governing Law
These terms are governed by the laws of the State of Delaware, without regard to its conflict-of-laws rules, except where a mandatory local consumer law provides greater protection. Any dispute that is not resolved informally through our contact page is subject to the exclusive jurisdiction of the courts located in that state, and you consent to that venue.
If any provision is held unenforceable, the remaining provisions stay in effect. Our failure to enforce a term is not a waiver of it. The section headings are for convenience only and do not affect meaning.
Contact
Questions about these terms can be sent through our contact page. We read every message and will respond as promptly as we reasonably can. Please reference 'Terms' in your subject so we route it correctly.
Indemnification
You agree to indemnify and hold the site operator and its contributors harmless from claims, damages, and expenses (including reasonable legal fees) arising out of your misuse of the site, your violation of these terms, or your reliance on an estimate in a way that causes loss to a third party.
This clause does not ask you to cover our own negligence, only the consequences of your own conduct. It exists so that a user who misuses the site cannot shift the cost of that misuse onto us, which is standard for free online tools.
Assignment and Transfer
We may assign or transfer these terms and the operation of the site to a successor — for example, if the project is acquired — without notice, and your continued use would then be governed by the same terms under the new operator. Your rights under these terms are personal and are not assigned to anyone else.
If a transfer would materially reduce the free, ad-supported nature of the site or change how your data is handled, we would say so, because quietly degrading a service users rely on is the kind of move that erodes trust we work to build.
Entire Agreement
These terms, together with the privacy policy and any tool-specific notices, are the entire agreement between you and the site operator regarding the site, and they supersede any prior statements about it. A link or ad to a third party does not incorporate that party's terms into ours.
If we offer a feature with its own written terms, those terms govern that feature and these terms govern the rest. The two read together, not in conflict, and where they genuinely differ the feature's terms win for that feature only.
Feedback and Suggestions
When you send a suggestion, you agree we may use it to improve the site without compensating or crediting you, and without any confidentiality obligation on our side. This keeps collaboration simple: a good idea helps everyone, and we are free to act on it.
We will not post your personal details alongside any suggestion, and we will not imply you endorse the site. The license we take is narrow — the right to use the idea — not a claim over anything else you share.
Severability
If a court decides one part of these terms is unenforceable, that part is removed and the rest stays in force. We would rather keep the workable terms than lose the whole agreement over one clause a judge dislikes.
This principle also guides how we handle errors on the site: one stale rate does not invalidate every other figure, and one unenforceable sentence does not void your other rights or ours.
Contact Regarding Terms
Questions about these terms can be sent through our contact page. We read every message and respond as promptly as we reasonably can. Please reference 'Terms' in your subject so we route it correctly, and note that a message about the terms is not a request for legal advice, which we cannot provide.
Frequently Asked Questions
